What "Flex Space" means to me is an industrial warehouse with office space. This space can also act as a showroom space with office and warehouse space as well. Some will have all the aforementioned as well as yard space. I hope this is helpful.

"Flex" usually is code for Flexible space. Generally it is an office type use in a warehouse type of building. Or it might be a warehouse type building with a mix of uses.( Storage, Light assembly, plus Administrative Office.) Generally a bit cheaper than office and a bit more expensive than pure Warehouse.
Hope this helps?
