what do I do to check whether a mentor in my city has legitimate references...rather how do?

Depends on what credentials he is presenting to you, if your mentor says he is a CCIM then just go to www.CCIM.com and verify there. If your mentor is representing himself as a member of another organisation, simplly "google" it and give the a call or e-mail. Easy.
