Yes, daily traffic counts are very important. Additionally you need to evaluate how many gallons of gas & diesel are being sold every month, what the rebates are from the supplier, and how many stores items are sold per month and at what margin.
That should give you a snapshot of the revenue being produced every month and help you figure out what it's worth.

I have listed and sold many C-stores. I represent 2 of our regions largest c-store operators. I say that to qualify my answer.
The two main factors in selling a c-store are the gallons per month sold and the inside sales per month. Obviously, location, environmental issues and any other issue for a normal real estate or business transaction will have some effect as well. I hope this helps.
