pls explain what's all included in operating expenses in rental property?

Operating expenses can include — property taxes, HOA fees, lawn care, property management fees, insurance, maintenance expenses and all costs other than the mortgage.

You can answer that question simply by saying "Real Estate Taxes, Insurance and CAM" are not included in your base rate that I quoted. Most users understand that - however, please note that CAM stands for "Common Area Maintenance" and that can include Landscaping, Association Fees, Property Management Fees and general staff and cost to upkeep the building or park. Additionally, the tenant is usually obligated to pay state sales tax on top of all of the above charges and that varies by state. Florida is currently 7%. Hope that helps!!
