lease renewal commission broker participation required?

does a broker have to participate to earn commission?

Does the broker have a commission agreement that says he gets paid on a renewal? Is there language in the lease that specifies broker gets paid on renewal?
If the answer is yes to either, yes.....the broker is due the commssion specified. (unless the commssion langauge specifically states he must have actively particpaited in the renewal and failedto do so)

If the original agreement has a provision for renewal commission than broker can probably claim a commission is owed even if they did not make a meaningful contribution to the renewal. If there is nothing in the original agreement and broker has not participated, Landlord can deny the commission.
