Cap rates on storage are higher now then in years past. Facilities like my clients in Rancho Cucamonga offer fantastic upside. People tell me that they want to wait until the economy stabilizes before they buy storage. When I hear that it tells me they want to pay full price on a low cap building instead of a low price on a high cap building.
Buy now. Sellers are offering partnerships, seller carry, etc.

Just to clarify what Robert is saying, it's a good time to buy. But you certainly need to know what a good deal looks like (as far as cap rate). Do you know what the cap rate is in your area for self-storage?

Definitely know what other facilities are surrounding your property and do a rent survey. In addition, schools, business, apartments, etc. Check the unit mix, other amenities, open 24hr or fixed office hours, security features, access...
