It's all in how you negotiate your potential transaction, your due diligence, the clauses and verbiage that you use, etc. that protects your clients. The forms are boiler plate documents that you use as a base and what you add, delete, etc. is based on your ability to negotiate and protect your client, whether they're the buyer or seller. It's your knowledge, experience, expertise, transaction experience, and the qualifications of you, the other broker and clients that make it all work.
