Easy. Just go to offices for lease in Loopnet in the area you wish to compare. Make sure your building matches with the class of buildings that come up on the search, Eliminate medical offices if yours is not one. A list of properties will come up. Compare, average them.Then you will have found the rental rate that applies.

Oftentimes your local Real Estate Offices have Property Mangagement Companies that manage many types of properties, including leasing of office space. Most times you can find those listed on their websight, where they will have a description, including sq.ft., location, terms, etc... That is a good place to start. Most likely those PMC handle the majority of commercial lease/rentals in your area.
