how do you price cold-storage warehouse industrial space for lease versus regular warehouse space for lease?

Should you charge a premium? How do these two rates compare in your area?

If cold-storage space cost more to build and more to operate than regular warehouse space a premium in rent would probably be expected or necessary for investment return requirements, however appropriate rents for any property depend on market and what market particpants recognize. A qualified appraiser should be able to perform a rent study of some sort, or research and provide general rent data for a geographic area and specific property type such as cold storage space.
