how do referral fees work with commercial lease transaction? what is the typical referral fee %?

I want to find out what an acceptable referral amount would be (if any) on a commercial lease for small deli/restaurant space. Lease amount $12-1300/mo

There is no standard fee but I have seen them from 20-30%.
