how can i get value of property that will need delapidated house removed and major clean-up?

1.55 acres with rundown house and out buildings. trash/junk all over. lots of building, school, housing complex in near vicinity last 5 years

Calculate the cost of the "value added" (the cost to bring it to clear lot. Then run comparables on land costs for similar location and zoning. Add the costs of the value added to the land cost and voilà you have a good value of your buy!

You will have some demolition and clean-up/haul-away costs to consider. Hopefully just junk and nothing that would have an environmental impact on the property.
The land itself can be challenging to value in most situations. If this is a significant deal to you, consider having an appraisal done by a qualified appraiser. You may also want to solicit quotes from contractors to better quantify costs.

You are purchasing the land-get the value of the land and add the cost for demolition and clean up to the get the final value. The clean up should be minimal if there are no environmental issues. Call got junk to take care of most of your clean up.
