does multi-unit property have lower upside appreciation potential than single family house?

In these current economic times your must know your market well before you buy any property for appreciation potential. A multiunit or a single family as an investment that can produce cashflow NOW is a prudent investment. A few years ago many investors bought Single families and Multifamilies for upside appreciation potential and many have lived to regret it. I always tell my clients to deal with the actual numbers the investment produces and also be aware of what cycle their local market.
