brand new buyer hoping to purchase public storage units in san diego. any advice???

I am very new to real estate, but understand that now is an excellent time to invest. Please help me get started!!! I am considering either buying public self storage or a small apartment complex. I understand that there are many of you out their who are much savvier than I, so I am hoping to glean some wisdom from you. Many thanks.

One of the most important things to look into now is the financing. A self storage would be easier to find financing for rather then a small multifamily. Look at the historical financials to get the net operating income. This will show you how profitable the property has been but also you can calculate the value by income with the appropriate cap rate.Then take the estimated debt payment and figure out your debt service ratio.
