It all depends on your location, taxing districts, and the type of property for lease. Typically, Industrial properties have the least percentage of NNN to Base Rent than other types of commercial property, and Retail probably has the highest. Can be anywhere from $2.00psf to $5.00psf. I have seen the NNN go as high as $12 per foot on properties with a lot of shared common space or condominiums.

There is NO such thing as average NNN charges, every property is different. We see $8/SqFt on high quality office buildings, $5/SqFt on standard retail projects, down to $1/SqFt on a really simple strip center ... it all depends.
