Why go conventional? The will require money down, 70% LTV +/-, and more. An NNN lease, with a B+ (of better) can get you 100% financing with some private (not partners...straight debt) funders. Not Hard Money either.

Technically Wamu is still lending and so are almost all other commercial lenders. The issue what their guidlines are (narrow).
If you have a property you want to finance a solid experienced mortgage broker in commercial real estate may have 10 lenders in his back pocket that offer excellent financing.
