Where can I find Cap Rate Info for certain cities and states?

Looking for South Dakota and Wyoming. Apartments is the main Cap Rate I am looking for

You can find a breakdown of cap rates on Marcus and Millichap's website. www.MarcusMillichap.com you'll have to play around with different tabs to find it but they usually post an actual chart breaking down cap rates for different types of properties and the different class type for those properties (A-class, B-class, etc.).

Real estate appraisers subscribe to a service which tracks cap rates in certain areas and property types.

Cap Rates can be assessed from a number of sources including working with a qualified broker/agent, commercial appraiser and in some cases, regional commercial real estate market analysis quarterly/annual reports. In your case, I would recommend working with a broker who concentrates on multi-family in the specific region where you are searching for property. Wishing you luck!
