When calculating the NNN cost PSF...do you divide the total costs by the rentable or usable square footage?

This is for a commercial office building.

The common answer is rent-able, however in some situations were there are either shared common areas or exterior areas that can be used exclusively by the tenant, rents can be based on the gross area.
