Most Brokers are paid a commission when a lease is signed with terms that are acceptable to Landlord. The commission basis is the rate and terms of the lease.
Brokerages are paid the value of the lease at a predetermine rate.

I am researching this as well, it ranges, but averages a 5, 4, 3, 2, 1, % decresing per year of the lease term, others will ask for just a straight percentage. The agents usually have a figure they have to meet in order to satisfy their brokerage.
