....... I've been using TransUnion through rentalspacenetwork for my own properties. For my property management service I would like to use something that the prospective tenant doesn't have to physically fill out. Something I could do on my own after they submit the application.

The best way to conduct a credit check, is to have the tenant complete the application. On the buttom of the application, it should state that the applicant gives you consent to run his credit. From there, you could run their credit... WITHOUT THAT CONSENT, THE APPLICANT CAN SUE YOU, IF YOU RUN THEIR CREDIT, WITH OUT THEIR CONSENT. You should join an apartment association in your local area.
