What kind of fees (%etc) for property management, and what role/responsibility for property manager? NE Texas

You will probably see full service property managers on commercial property around 5% of total gross, monthly. All services can be negotiated or omitted but it should be everything from lease management to facilities management to service contractor management. I have used these very broad terms but a full service PM should keep the property full and appreciating and attend to all items necessary to do that. Each month you should get a full written report and a check(once all reserves are met and/or bills are paid)

It is difficult to answer this question as the fees will vary depending on what type and size of property we are discussing. It can vary from as low as 2% for a property bringing in hundreds of thousands a month with very little turnover all the way up to about 10% on a small amount of rental income with smaller spaces that turn over more often. Other factors include: full or partial service, if the leases are NNN or not. Many factors. The best way to get a good fell is to get several proposals from at least 3 different reputable companies.
