Legally there can't be a set standard because the law looks at commission as a negotiable item. But typically 5% of the initial contract amount is fair. And 1 to 2% on renewal.

Commissions are entirely negotiable between the parties involved and can vary from property to property and area to area. In Texas you would typically find a commission due for the initial term in the amount of 4.5% not including NNN fees and 1/2 that amount for any renewals / expansions.
