What is the most common used commission calculation for TAW leases? Leases of less than 5 years?

The owner ( and you ) may be better off leasing for a year or two with a kick-out penalty if the tenant leaves before the year or two is up. Or you can do a one month fee with the understanding that it would be applied to your schedule that may be 5 % of year one, 4% of year two etc. if the tenant stays.
