Hello Dianne,
Obviously, the answer to this question will depend on your geography, local demand and available space. Typically, in my area .18 cent/SF/Month would be a fairly aggressive rate. If you are including taxes and insurance your rate would increase to .20-.23 cents/SF/Month or possibly higher. It would be a good idea to contact a local real estate professional in your area who specializes with industrial properties.

You should do a comp study in your area. Shop around both vacant and occupied spaces if they will share the info with you. Loopnet has a great tool that shows recent leases at listings and sometimes post a rate as well.
