What is the first thing I should do after I get an excuted commercial contract?

take it to the title company and get a receipt.

It was not specified if the this was a promulgated form or attorney drafted form. If the form states the effective date is when both buyer and seller have executed, make sure that date has been completed when the last party has executed. Take to title, have them receipt and ask that they send confirmation to all parties entitled to have notice in the contract.
