What is the current cap rate for rural mixed use grocery stores

Unfortunately there is not a straightforward answer to this question. It is highly unlikely there is another grocery store in the town to gauge this off. As a lender if I were evaluating a transaction, I would consider a cap rate of 11% or greater depending on the credit of the tenant
