What is the average percent difference between asking price and selling price for commercial property in nj?

The answer is highly dependent on a number of factors to include economic conditions, supply and demand and the product type. In times of high demand I think the price versus ask is within 10%. Todays ratios are probably closer to 30% but again this would depend on the product type and the Sellers motivations. If the average selling price was say $100 per foot and the average listed price was $130 then the numbers may play out. The one owner that chooses to list his or her property at the average sales price of say $100 per foot though to avoid the negotiation process may sell at the asking price.

There is no standard, especially for commercial real estate. We've bought property at ASKING price and we've bought proeprty at 10% of asking price.
