What is current fair market rent on land leases in today's market?

I have a below market land lease and for accounting / audit purposes I need to establish & support an estimate of what market rate would be.
Please help me out with some opinions of land rent.
What percent of the land's value would be the market rent in the current marketplace?

You are asking a general question on a national scale. You will not get a good answer unless you work on a local market basis. A good land lease will depend on the type of land, the location of the property, the quality of the property, the use intended for the property, the total term of the lease and the general market conditions at the time the lease is considered. There may be other considerations as well, but these are the more objective determents.
