What due dilligence does buyers agent do? What due dilligence would property manager do? Apartment or Mobile

I'm a first time commercial investor. Looking at apartments/mobile parks in the dallas market.
What should I reasonably expect the buyer's agent to do in terms of due dilligence? What due dilligence would property manager do?

Due diligence is the duty of the buyer, not the buyer's agent. Buyer's agent will insure that the buyer has complete access to the property and information pertaining to the property being purchased, as well as negotiate with the Sellers, for any defect in the property that the buyer might discover during the due diligence period. Buyer's agent also may provide the buyer with name of vendors that might assist them with the diligence, such as property inspector, termite or mold inspector, and title companies.
