What brings higher rents....Garden Style or 2 to 4 Family?

Assuming no common area amenities (pool, playground, laundry, dog park, etc...) and the apartment unit itself basically the same size and condition, which would be more desireable to tenants and would therefore bring a higher rent. Assume 1 or 2 Bedrooms with one bath.
