My observation of the repetitive questions that have been asked and answered in the past, is that the following would appear to be quite representative of the forum members’ interest:
1. What is a cap rate and how is it computed?
2. How do I value my commercial property?
3. How do I obtain new clients?
4. What are the standard leasing commissions for commercial properties?
5. How do I get financing for a certain type of property?
These questions are asked in many different forms, depending of the special interest of the individuals requesting answers.
There are also additional general questions about how one can begin to purchase commercial properties; what items should person do complete due-diligence be performed on commercial properties; how can one learn the commercial real estate business; and where can one get a particular analysis form of their specific interest?
It is we that have been performing as professional, commercial real estate brokers for many years that can help to teach the intricacies of the business to the curious, who want to improve as professionals in the business. I am sorry to have a two step answer to your question, but I noticed that my fingers and my brain did not correspond when I submitted the previous answer. There are two paragraphs that needed some correction. Following is the corrected version of those paragraphs.
“These questions are asked in many different forms, depending on the special interests of the individuals requesting answers.
"There are also additional general questions asked such as: How can one begin to purchase commercial properties? What items should a person include to do complete due-diligence on a commercial property? How can one learn the commercial real estate business? And, where can one get a particular analysis form of his or her (fill in the blank) specific interest"?
Again my best wishes for success in your on-going research..... Rob Baird, CA RE License #544165 (One of the oldest, active licenses in CA) 951 515-5855 Email: rob@capratecommercial.com
