The property management fee is always negotiable. It depends upon what services you do offer as property management ( I am assuming you are not offering maintenances) and negotiate your fee. My experience tells me that property management is more complex brokerage work than buying and selling real estate. Make sure you have a written contract in place for managing any property.

Rates are negotiable between broker and client. To imply there is a "standard" rate among brokers could be construed to be price fixing, violating Sherman Antitrust etc etc. If you are a broker be very careful with this question. If you are a principal looking to hire a broker, then I would suggest calling around and discussing the level of service and thus charges with several companies.

Rates are negotiable. Remember you usually get the service level you pay for.
You should budget 4 to 5 % of Gross Rental Income, towards hiring full service professional management to operate a small commercial standing building.
