I contacted two chains we have represented in the past. Rock Hill rates are still low compared to the rest of the state. $5.75 Triple net for raw space that has no equipment. $8.95 per sq.ft. for improved space for the 4,000+ buildings. Higher for all of the converted buildings. It sounds like zoning issues are erupting. Be careful if you plan to sell beer, wine or hard liquor as new laws have been talked about regulating how much floor space is used by the "bar" and how much is for kitchen and seating area. Call your county and Town zoning offices to make sure the location you are after is zoned for the use you are after and get that in writing before entering a lease.
