What are the current cap rates for sales of apartment buildings in the District of Columbia?

For a 20- 50 unit building around 750 sq ft average?

There is no set cap rate anywhere including the DC area. Each property is going to have a cap rate of its own dependiong on the upside potential of each property. You have to get the financials from the agent or owner and figure the cap rate yourself. Many times the cap rate will be stated higher than the numbers justify. Check the numbers yourself on each project you are looking at. Verify, Verify, Verify.
