What additional terms and condditions should go into a lease when atenant is re-negociating a lease?

I agree with Ralph. Do your best to locate a tenant rep broker that has experience with your product type (Retail, Office, Industrial). This may very well end up costing you nothing, but will certainly save you heaps. The broker can explain this arrangement.
