Walgreens - how has the credit crisis effected the cap rate on walgreens? Current cap rates?

I AM TRYING TO COMPARE THE CAP RATE FOR A NEW WALGREENS AS A TENANT (UNSUBORDINATED GROUND LEASE) TODAY VS 1YR AGO

Its tough to say. People are "speculating" high caps on Walgreen's as well as CVS. Supply and demand of the product will have more weight than anything. From what I've seen, there has been a little change in cap rates with the change in the price of credit. The higher the interest rates go and STAY there, thats when you'll see the caps come up

Cap rates on brand-new Walgreens are approx. 65 basis points higher than a years go

Absolutely it has. We were shopping for one two years ago and kept finding availabilities in the 5% range. Today you can readily find them in the 8%+ range.
