WHAT PROPERTY MANAGEMENT SOFTWARE IS BEST?

Hello, I'm fresh out of college and just got my real estate license to pursue property management. I'm thinking about purchasing a property management software. Is this necessary right up front and if so, what is the best software available?

Absolutely not. I would wait until you have some actual properties to manage and some experience. Until then, paper files and good organization skills will be good enough.
However, once you do purchase some PM software, I recommend PropertyBoss

We use Quickbooks Pro and it has met all our needs.

We use Spectra, a RealPage product. It's fantastic, very flexible, has numerous rent rolls, and seems to be able to handle any CAMS recovery situation we come across.

Whatever property management company you join should already have a system in place, no need to buy anything.

Most property management software programs generate tons of unneeded reports - wasting trees & paper. Best to just use MS-Office for your PM needs.
