Trying determine liquidation value discount of 35 acres of industrial land in Wisconsin?

Trying to determine the market discount one might expect for liquidation of 35 acres of industrial land that is about 75 miles NW of Milwaukee.

75 miles NW of Milwaukee puts you near Waupun, Wisconsin. There is a 1 acre parcel on Main Street asking $120,000. Also 1 acre commercial lot in a commercial park asking $50,000. Both on realtor.com.
Non-commercial land prices today are $379,900 for 109 acres outside town. $223,000 for 75 acres outside town. Both on realtor.com.
Loopnet only has 2 buildings for sale. No raw land.
Land prices are always a guessing game (as much "art" as "science") in areas where there are only 1 or 2 comps per year. Ask for $350,000 and see what happens.

Liquidation Value = What the market will bear
When I am asked to provide firesale pricing, especially on land I am looking at a discount of at least 50% off of retail pricing. Selling land in the current market is nearly impossible because new construction is not financially feasible today, therefore the only dirt buyers are speculators and speculators don't pay much (recently sold 15 acres of commercial land for $6,000, how's that for cheap!).

PS Also recently sold 6 acres of industrial dirt in a planned business park to the only party that was interested. Listed at $160,000, sold for $35,000 cash, close in 1 week.
