Triple net ,so when i quote a price per foot and say NNN, it wil not include the NNN which is facrored in latt

10 a foot NNN meabs 10 a foot then add TIand CAM ?

$10.00 psf/yr NNN does not include the NNN fee (CAM in some areas). The NNN lease typically puts responsibility for some maintenance directly on the tenant. Other expenses associated with the property are paid for by the landlord and charged back to the tenant through the NNN/CAM fees. These fees are usually quoted as an estimate for the year. Any discrepancies in the estimated amount at the end of the year result in the tenant either receiving a refund or an invoice for the underestimated amount.

Correct. For NNN leases, you will see rents quoted as $20/SF NNN + $5.00/SF for nets/expenses for tax, cam, insurance.
