The property I want to list is a home that is on the corner of a main street that has heavy traffic. Category?

I am not sure which category to list it in, i.e. retail? The house is in very good condition and could be lived in but the lot would accomodate parking for some type of business or is big enough to build a garage apartment etc.

Hire a commercial agent and let him/her determine how it should be listed. The goal is to get you maximum dollars for your property. If the property is prime for commercial do not list it as is. List it as a redevelopment property.

First things first, check all appropriate zoning, including potential PUD's or similar changes that can be advantageous. Secondly, determine what businesses may fit. Determine what building codes apply.
Does the property need a Phase 1? Survey?

You need to hire a Real Estate Professional, who knows zoning regulations, and pricing. They can market your property at the right price, to attract owner/user investors and / or developers.

I don't think Loopnet lets us list residential houses. I would start by asking Customer Service about that.
