Selling Land for Senior Living Center 4.75 acre $ ??????

How do you know at what price to sell land with three homes on it for Senior Living Center Housing, Zoned GB, secondary street, close to many stores,Bus rt, Shopping. I am told $4000-$4500 per door to buy land, is this currect ,High, Low ??? Is there a formula to go by. Are GB land sales comps used to go by?

Depends on the supply and demand in the region, right? Also, very important influence on the price for the land is the cost for the permit fees and utility hook up fees. I am located in central California and the price per door you stated sounds about right considering all of the aforementioned costs and the cost of new construction.
