Requirements for leasing commercial property

What are the requirements needed to lease a small retail or shopping center property? Is it competitive?

The answer to your question is it depends, a lot. Your question is quite broad. Many areas have high vacancies and a new tenant has good negotiating power. It is quite possible to have rent much lower than the other existing tanants. Depending on how anxious the landlord is, the standards for a perspective tenant may be lower as well? Without knowing more details about the area and what you are trying to do it is difficult to be more specific with an answer.
