R1 to R4 Conversions

How difficult is it to rezone an R1 lot to accomodate 1-4 residential properties?

Depends on where you are. If you are in Southern California you might not live long enough to get it done. If you are in Wisconsin it may take less than 3 months. Each city will be different as well. Some cities are impossible to work with while others may welcome you with open arms. In some jurisdictions you may run into a general plan that might have to be changed, which can be a very long process. Bottom line is your difficulty will be determined by local influences. Talk with developers in the area to see how they feel about dealing with the city or county. Watch out for "good old boy" towns where certain contractors or developers can get things done while for others it is impossible, or certainly difficult.

I agree with Paul. You have to have inside connections with a higher-upper in city hall, and be ready to pay them with vacations, gifts...... But no cash!
