Modified gross lease-is this common for a single unit stand alone building

I am negotiating a modified gross lease. I understand modified gross is really dependent on the landlord/owner. so my concern are the following for a MG lease for a stand alone building is OC:
1. Tenant pays base rent, landlord pay taxes and insurance but after 1 year any increases in taxes and insurance, tenant has to pay the difference. Common or not common?
2. Tenant required to pay for all maintenance of HVAC, electrical, plumbing, lighting and all other such elements in the premises with required documentation that everything has been serviced by a licensed professional. Also keep interior and exterior (including vandalism) in good order and repair. Common or not common?
4. A 6month warranty period for HVAC system and 30day warranty for remaining systems and other elements; if any system fails after those periods, it is Lessee's sole responsibility to repair/replacement. Common or not common?
there are more but these are the major concerns for me.
