If it was here in Texas - typically - if it was leased by the listing broker - the fee would be in the range of 4 to 4.5% of the gross amount of rents for the lease term so if $300,000 for the gross amount of the lease term - then X 4 or 4.5%. All commissions negotiated between the parties involved.

Usually 1%. Some greedy investment brokers charge way more.
