With 10,000 people retiring a day you may want to tarket this group. Small housing has had a surge latley and these empty nesters fit the bill. Go to www.keystonekabins.com to get an idea for small kit size cabins that would make a great seasonal getaway community for the 55 yr olds and up. Of course local zoning would have to be consulted and it is not without alot of effort, but if you have a conceptual plan and erect a model in an eye catching way you may hit a home run.

sure. so easy.
theres about 100 things to deal with. if you are a builder of such things then, no problem, if youre not, then start learning the 100 things. even then, it may not be popular and everyonie leaves leaving you will all your money 100 percent wasted

it is located in the midwest... good dirt for farming and or cattle. im just trying to think what i can do with the land, i think it will be a great development area in about 10 years or so... but in the mean time, im not wanting to lose my shorts every month.

Is it near a larger metro area? It may make a nice equestrian stables/riding grounds. But, be sure to check that the insurance costs aren't too high. Also, you might look into turning it into an RV park, even an general aviation airport or fly-in community.

Lease it to a local farmer for some nominal amount, hopefully it will cover your annual tax bill. Otherwise sell it. Development is enormously expensive and not for those without a ton of experience and VERY deep pockets.
