Looking to sell my rental property what is a acceptable cap rate or GRM for Omaha, NE

Close to unmc, 4 unit possible 5th, fully rented, off street parking, lots of new items -roof, windows, sidewalk, retaining wall, 3 of 4 units remodeled.

Hmmm - would need more info. I am familiar with the Omaha market, and might be able to comment. You'd need to engage me as a consultant though - and I can probably determine an answer for you in $250 worth of time. Sorry, I know you wanted a quick answer - but I'd have to analyze the income&expenses and some other factors to come up with a #.
