Nelly,
What database do you use right now? What features are you looking for and what type of budget do you have? Salesforce.com is a good one however I find it hard to change from using Microsoft Outlook.

If you are windows based office, I would say Realhound; it is a property and contact database manager. Very good, some complain about license fee(@450/ann) but I think it is worth it.
We just moved to a Apple platform and are using Daylite from Merchant Circle; not bad. It has a residential module that we are customizing for CRE. Cant do some of the realhound tricks but it works.

Dear Nelly,
We use ACT from Sage Software. Fairly inexpensive (around $150 one time fee). Very easy to use and can be linked to your cell phone PDA (if desired). Can be used in stand alone mode or by a group of brokers. Best solution for the least amount of money, other than Outlook, but adds a lot of "follow up" power that Outlook can't deliver.

I have been using ACT by Sage Software for 7 years. I like that you can create your own templates to best manage the client contact and building information. You can also set up photos, mapping links, extensive notes, and just about anything you wish to maintain by the contact. I believe I paid $100 back in 2004, I am sure the price is pretty much the same or close to. Keep in mind that it is a one time charge.
Dont forget that your database management is only as good as the person calling from it. Sucess depends on picking up the phone and making calls.

Plan Plus from Franklin Covey. Its a shared planning and CRM system, based online. So, you can access anywhere and have multiple users with a common operating picture. They have outlook plugins that work well.
