John,
I have a 24 unit apartment complex in Sebring. Close enough to self manage if that is your style but also enough cash flow to allow for manager.
It is listed here as 419 Grapefruit.

Hi John,
Have you considered fractional 1031 investments? Fractional investments qualify as 1031 exchange-eligible investments and may offer:
LOW MINIMUM INVESTMENT: Start at $25,000 and can be "sized' to perfectly meet most any exchange requirement
RECURRING TAX-ADVANTAGED INCOME: Long-term, recurring cash flow, paid monthly. Year 1 preferred returns of 5.5% to 6.5% (partially tax sheltered)
NO LANDLORD DUTIES: Passive investment with professional management
CLASS "A" PROPERTIES: 1031-qualified ownership in one or more multi-million dollar properties
DIVERSIFICATION: Easy to invest in multiple offerings allowing for individualized portfolios
CERTAINTY OF CLOSE: Pre-packaged investments provide the ability to complete an exchange in days, not months
"INSURANCE POLICY": Offerings can be identified at no cost, providing a back-up option for your exchange should your primary replacement property target fall through.
I'd be happy to walk you through your options.
