Hi Deb. Honestly, so is everyone else looking at commercial in the DMV. If you're looking inside the beltway, you have to drive around. Once you find a property, lookup the owner and try to get in touch with them. At that size, and in this area & time, you're looking at squashed cap rates even for a distressed property. You may want to look down south near Richmond or up towards Baltimore for better returns.
