In a retail NNN lease, does the security deposit only the base rent amount or is it total rent base plus cam.

generally refers to base rent however all terms are negotiable. dont just follow a standard form precedent lease - be creative.

Depends on the lease and what can be negotiated. We ALWAYS ask for a security deposit to cover the anticipated LAST month's rent + CAM. If the rent schedule calls for rents to be increased over the term of the lease to where it is higher at the end - then that is what we ask for / require and add on anticipated CAM - ALWAYS. Of course - all is negotiable between all the parties and addressed in the lease and in the market conditions of the property. Scott Brown Commercial Property Mgmt., Denton, TX
